Booking Terms and Conditions 

These terms and conditions are an agreement between you and Rookery Waters. References to ‘you’ in these terms and conditions are to you the guest and all other guests in your party. References to ‘the company’, ‘us’, ‘we’ and ‘our’ in these terms and conditions apply to Rookery Waters.
These terms and conditions apply once a deposit has been taken and your booking confirmed.
The person making the booking agrees to these terms and conditions on behalf of all other members in their party, including under 18 year olds.

Your Booking 
If half of your party is aged between 18-25 you must let us know when you book. We have the right to refuse any booking or not issue keys on arrival to any persons or groups.
We have the right to cancel any booking that we believe breaches any of our terms and conditions.
If your booking was made via email or telephone and is not accurate you must contact us straight away. Sometimes mistakes happen and we will do our best to rectify them, however this may result in cancellation of your booking.

Check in and Check out Times
Lodges
Check-in time is from 2pm-6pm
Check-out by 10am
Touring Pitches
Check-in time is from 12noon-6pm
Check-out by 11am

Let us know in advance if you need an out of hour check-in.

Damage to Accommodation 
You are obliged to leave everything in a clean and tidy state with all equipment left in the room.
You are responsible for any damage or loss sustained during your stay. We reserve the right to charge the guest for any damages or loss of equipment, the value of these charges will be at our discretion, Rookery Waters.
Bed sheets, towels and bathmats are provided. A single key will be given to you upon arrival. Loss of any of these items will result in a £10 charge per item.

Duration of Your Stay
Dogs may stay with you in the lodges at a charge of £5 per night per dog, this applies to lodges only, not our caravan pitches.
Dogs are not allowed in the bedrooms, please keep them in the kitchen/living room area.
The lodges have a strictly No Smoking policy.
No open fires to be laid anywhere on Rookery Waters premises. Barbecues are allowed on the gravel area outside the lodges and must be supervised by a responsible adult.
Please use the car parking provided, do not park on the grass.
Your vehicles, their accessories and contents are left entirely at your risk. Rookery Waters are not responsible for any loss or damage from or to any vehicle from any cause whatsoever.
Electric vehicles are not to be charged on the complex unless from prior arrangement. 

Payment and Cancellation 
A Booking deposit of 40% of your holiday is payable the same day that the booking is made. The booking is taken on a provisional basis until the deposit has been made. Once the deposit is paid, your booking is confirmed. Until the booking is confirmed, it can be cancelled at any time, without prior notice.

For lodge bookings, the remaining 60% balance payment is due no later than three weeks before your arrival date.
For touring pitches, the balance is payable upon arrival.

If you must cancel your booking you must let us know as soon as possible,  via telephone or email.
All deposits are non-refundable.
If you must cancel your booking, we will allow you to change the dates of your holiday for up to a years time, reusing the deposit or full amount paid to date. Please note this may increase the price of your holiday.

If you are seeking a refund we will refund the 60% balance payment of your holiday, only if you cancel your booking no fewer than 2 weeks before your arrival date. Deposits are non refundable. Please note we are a small family businesses, if you can rebook your holiday with us it helps a lot.

Unreasonable Behaviour 
We ask all guests to be mindful of other guests throughout their stay. Please keep noise to a respectable level. We have the right to refuse hand over of accommodation if unreasonable behaviour is suspected. We also reserve the right to terminate stays after keys have been handed over if unreasonable or offensive behaviour arises and impairs the enjoyment of other guests or staff. In this case no refund will be given.
